Spacious room to let in Margate £450 ppm

My current flatmate is moving out and I am looking for someone to occupy her rooms from late May - early June

We live in a 4-bed first-floor flat and have two rooms each, one large one small. We have this set-up as we are creatives and initially each had one room as a studio and one as a bedroom.

I am looking for someone to occupy these two rooms once my flatmate moves out.

The rent is £450 pcm for both rooms together, NOT each, so mega cheap !!!

There is also a shared living room, large bathroom with a good size tub, large kitchen with dining table, and utility room. Very high ceilings.

The two rooms will be unfurnished but the rest of the flat is furnished.

less than 10 minute walk from Margate station, 15 minute walk from the high street / old town

I'm a 26 year old woman and an artist who works full time, 9-5 mon-fri. I have no pets and don't smoke. Mostly keep myself to myself, very laid back, not much bothers me.

Pets considered, no smoking indoors please!

I would prefer a female housemate but I will consider male applicants if I good vibes from you. I am looking for someone who is respectful and kind. I tend to get on well with other creative / alternative people but really I get on with anyone. I like to have friends over but not a lot and I'm not a party-animal, but if that's your vibe that's fine. I'm equally fine with having an extroverted flatmate who brings over lots of people or someone quiet who rarely does. Basically as long as you're nice, polite and respectful of others then we'll most likely be fine
