Double for single non-smoking female

Lovely newly decorated ground floor front room for rent in my slightly scruffy house (I'm slowly working on the decor and garden - garden access is part of the deal). Rent reflects it's not fully decorated yet. All bills included.

Can be furnished or unfurnished - I've a king size divan and eve mattress but I can store it if you have your own. Room for a single wardrobe, large chest of drawers and shelving provided.

Shared dining room, bathroom and kitchen - with dishwasher, washing machine, heat pump tumble dryer (slow but energy efficient and large).

You have to like cats, preferably have lived with them and be really good about not propping the front door open, I've yet to get a garden gate and my cat is pretty stupid so I try to keep him away from the street.

You'll share the kitchen and bathroom with me, a Civil Servant who works at home most of the week. No one else will live here. It's pretty quiet. Not that it matters, but I'm mostly veggie, spend most of my time reading, doing yoga, walking or gardening. Looking for someone who needs quiet time overnight most Sun-Thurs nights like I do.

I'd like someone friendly but independent, a 9-5ish, freelancer, consultant or PhD student. There's space to WFH if you need that. I don't have a car, so in theory there's a space if you do (London parking issues here too). I need someone who will lock the door, not smoke and not let the cat out the front. Oh and put up with shabby chic decor in the hallways etc as I slowly and unintrusively finish the house. It's clean, it just needs a sand and lick of paint (which I will ensure happens when you are not here).
