Large double room, ground floor

Ground floor flat with large communal garden. Bills are £175 per person a month for the flat. That's council tax (band E, £211), power (£100) and broadband (30), all of which I deal with already.
The rent is, right now, £1050 for 2 people but I've been warned it will go up with the new contract. If it's a couple that are interested we'll split it 4-3-3 (e. g. the couple pays £630) as I need more room in the sitting room than most people.
Main bedroom available ( 3.7m by 3.9m). There are two built-in wardrobes and a watertank behind the third door. There was not much furniture provided with renting but the bed is there, obviously.
LGBT friendly.
Would suit nerd who's never heard of Marie Kondo.
Looking for a flatmate, preferably, who's amenable to a cup of tea and the occasional chat.
I do insist on proper recycling.
There is a shared average sized bathroom and a shared kitchen with reasonable cooking facilities and my own small additions.

I have Stuff. I've been a gamer/nerd for years and we collect things. Much of this Stuff is in the living room where I generally am. If you would prefer the smaller room (3.2 x 2.2 m) I can move everything out of the sitting room. Unfortunately, once you have the double bed in the smaller room there is not enough space for the four sets of shelves and the hobby table.

I hope you will be comfortable in the living room, as I can share, but if this is an issue we should be able to adjust things..
I prefer to stay in mostly so I will be around a lot. I frequently have friends over for games and you're welcome to join in, or not, as you wish.
I don't smoke and barely drink. I would rather not have someone who would smoke in the flat.
